Profi Realt: how a wealth of experience and the right system deliver results

Profi Realt is a real estate sales and rental agency in Kyiv. The team has many years of experience, having weathered both the COVID-19 pandemic and a full-scale war, and has maintained its position in one of Ukraine’s most challenging markets. This is one of our longest-running and most valuable projects: we’ve been working together for over five years.

We like this client for several reasons. Profi Realt is one of the first real estate agencies in Ukraine to systematically measure and digitize its marketing results. They don’t ask for “more likes” or a “prettier Instagram” – they talk about inquiries, lead cost, and return on investment. It’s a pleasure and productive to work with clients like this.

What happened at the start?

When Profi Realt came to us, they already had experience with advertising and social media. But they lacked a systematic approach: their channels operated in isolation, their analytics weren’t set up in sufficient detail, and the team didn’t fully understand which actions generated leads and which ones were simply “eating up” the budget.

The real estate market is a complex niche for digital marketing. It involves a long decision-making cycle, high lead costs, competition with aggregators, and clients who research the market for weeks before making their first call. For marketing to be effective here, it’s not enough to simply “run ads” – you need a full-fledged funnel.

What did we do?

Marketing Strategy. We didn’t start with advertising agencies, but with an analysis: who is Profi Realt’s target audience, where do they look for real estate, and what path do they take from initial contact to closing the deal. Based on this, we identified priority channels and allocated the budget among them.
Visual brand refresh. We’ve updated our visual identity, including our social media style guide, post templates, and printed materials. A consistent and recognizable brand image isn’t just about looking “good” - it builds trust, which lowers the cost of conversion.
Managed Instagram, Facebook, and TikTok. Developed a content plan and launched regular updates to the pages. Not just “posts with products,” but content that builds trust: useful market insights, case studies of deals, and answers to real customer questions. We launched TikTok as a separate channel with its own content strategy tailored for short-form videos.
Google Analytics and analytics. We set up Google Analytics on the website, defined goals, and enabled traffic source tracking. As a result, Profi Realt can now see which channels generate leads and which ones are simply draining the budget - and make decisions based on data rather than gut feelings.
Google Ads. We’ve set up and are managing search and display advertising campaigns. Search - targeting transactional queries from “hot” leads. Display network and remarketing - to engage with those who have already interacted with the website or ads but haven’t submitted a request yet. Campaigns are continuously optimized: negative keywords, bid adjustments, and A/B testing of ads.
Targeted advertising on Meta. Every month, we develop new creative assets and set up ad campaigns on Facebook and Instagram. We test various formats: Lead Ads, website conversion campaigns, and retargeting. Lookalike audiences based on our client database consistently yield a lower cost per lead compared to cold targeting based on interests.
Threads as a New Channel. By 2025–2026, Threads had become a full-fledged channel for the agency. Short, honest posts about the real estate market, specific case studies, and answers to audience questions - all without an overly “salesy” tone. The Threads algorithm actively distributes this content organically, and it’s paying off: in 30 days, the Profi Realt account garnered 172,000 views and regularly receives direct inquiries from potential clients right from the platform.

Results since the start of operations

+278% - average monthly growth in the number of leads since the start of our partnership.

Lead cost cut in half - thanks to systematic optimization of ad campaigns and customized analytics, which allowed us to disable underperforming channels and reallocate the budget to high-performing ones.

172,000 views on Threads over the last 30 days - a new organic customer acquisition channel that actively generates direct inquiries.

Active management of Instagram, Facebook, and TikTok has established a recognizable image of Profi Realt as an expert agency and this “social proof” lowers the barrier of distrust among new clients who find the agency through ads or search.

What's next?

We are continuing to work on several fronts simultaneously.

We are optimizing advertising campaigns on Google and Meta: testing new hypotheses, looking for ways to lower the cost per lead even further, and scaling up what has already been proven to work.

We’re developing Threads as a separate strategic channel: organic reach there is growing, and we’re building a systematic approach to content to turn views into a steady stream of direct inquiries.

We’re continuing with TikTok: the video format for the real estate niche is just gaining momentum in Ukraine, and early, systematic entry gives us an edge over competitors who haven’t yet grasped this channel’s potential.

And Profi Realt, for its part, continues to do what it does best: effectively sell real estate and find clients exactly what they’re looking for.
